Layout and functionality of the space
The villa has the structure of a five-room home. The ground floor features a spacious living room with direct access to the garden, a modern kitchen with dining area, a storage room and a toilet. The upper floor houses four bedrooms, with the master bedroom having its own bathroom.

Materials and equipment used
Top-quality materials were used in the construction of the building. The exterior joinery is made of RAYNERS aluminium profiles in anthracite grey (RAL 7016), with triple thermal-insulation glazing. The interior joinery is wooden, clad with MDF, finished with polyurethane paint and equipped with high-quality fittings.
The floors are finished with multi-layer oak parquet in the rooms and living area, ceramic tiles in the bathrooms and corridors, and anti-slip tiles at the entrances and on the terraces. The garage is finished with an industrial floor.
Structure and construction
The building is constructed using a skeletal reinforced-concrete system with solid RC floor slabs 15 cm thick. The roof structure is a combination of gable and hip roofs with a 30° pitch, covered with KONTINENTAL ECO tiles (Mladost Leskovac).
The walls are built with 20 cm Porotherm thermal blocks, while some partition walls are made in dry construction with mineral wool infill. Ceilings are suspended in all rooms except technical areas, executed in a monolithic system.
Residential villa – insulation and façade
The floor slabs are insulated with 10 cm of styrodur. The exterior walls are clad with 12 cm Knauf FKD S rock wool, while the roof surfaces are additionally insulated with a combination of rock wool and mineral wool, with a total thickness of 22 cm.
The façade is executed as a combination of an ETICS (Demit) system with Mapei finishing render and decorative listels.
Installations and systems
The building is connected to the city water supply network, while the sewage system is executed with PVC pipes and connected to a bio-septic tank at the lower part of the plot. Electrical and telecom installations are executed according to the design, with lightning protection and a foundation earth electrode.
Heating is provided by a combination of underfloor and radiator heating, supplied from a boiler room equipped with a Vaillant gas boiler and an additional electric boiler. Air conditioning is installed separately by floors, using a FUJITSU multi-split system.
Domestic hot water is provided by a Vaillant uniSTOR VIH R200/6 storage water heater with an additional 6 kW electric heater.
